Leadgate, Consett – Coal Mining Risk Assessment and Ground Investigation

Mitigating subsidence risks for a commercial development in County Durham

PROJECT OVERVIEW

Assessing and managing mining-related hazards in the heart of the Durham Coalfield

Northpoint Geotechnical was appointed by SDS Inc Ltd to complete a Coal Mining Risk Assessment and intrusive ground investigation for a planned workshop extension in Leadgate, County Durham.

Situated above historic coal and ironstone workings, the site presented potential hazards linked to subsidence and ground instability. Our investigation provided the evidence needed to confirm the site’s safety and support the development’s progression.

CLIENT REQUIREMENTS & CHALLENGES

Identifying and mitigating risks from abandoned coal and ironstone seams

  • Historic coal mining and ironstone extraction beneath the site.

  • Potential shallow seams posing settlement or collapse risks.

  • Requirement to comply with Coal Authority regulations before development.

  • Need for a cost-effective investigation strategy without compromising safety.

  • Complex ground conditions typical of the Durham Coalfield.

OUR APPROACH & METHODOLOGY

From desk-based risk assessment to targeted ground investigation

  1. Desk Study: Reviewed historical maps, geological records, and mine abandonment plans to identify seam depth and thickness.

  2. Ground Profiling: Created detailed 2D and 3D models of subsurface conditions.

  3. Investigation Design: Leveraged local geological expertise to focus on high-risk areas, optimising scope and cost.

  4. Intrusive Works: Carried out rotary boreholes and probing to target shallow seams identified in the desk-based phase.

  5. Risk Assessment: Analysed field data alongside mine plans to evaluate residual risks.

  6. Regulatory Engagement: Worked with the Coal Authority to verify findings and ensure compliance.

RESULTS & DELIVERABLES

Confirmed safe development potential with minimal risk of mining-related instability

  • Verified that underlying coal and ironstone seams posed a very low risk to the planned development.

  • Delivered a comprehensive Coal Mining Risk Assessment for planning and regulatory approval.

  • Provided geological data to support safe foundation and structural design.

  • Achieved cost savings for the client through a targeted, efficient investigation approach.
