Remediation Design, Monitoring & Verification

Expert Remediation Design, Monitoring & Verification for Safe, Compliant Land Development

Northpoint provides contaminated land remediation services across the UK, delivering remediation design, on-site monitoring, and final verification for developers, local authorities, and commercial clients. Our work ensures your site meets all UK planning, environmental, and regulatory requirements.

Building on the findings of the Phase 1 Desk Study and Phase 2 Geotechnical & Geoenvironmental Investigation, we translate technical recommendations into practical, buildable remediation solutions. From soil remediation and groundwater protection to materials management and verification reporting, we ensure your site is safe, compliant and development-ready.

What is Remediation & Verification

Remediation and verification is the process of addressing land contamination and demonstrating that completed works meet all planning, environmental and regulatory requirements. It follows the Source–Pathway–Receptor (SPR) model used in LCRM, PAN 33 and BS 10175. The process typically includes:

  • Options Appraisal: Assessing site risks and comparing feasible remediation options in accordance with LCRM/PAN 33. We evaluate source removal, pathway interruption, and receptor protection to identify the most effective, proportionate and sustainable solution.

  • Remediation Strategy: The design of a detailed, buildable plan to manage identified pollutant linkages. This can include excavation & off-site disposal, engineered barriers and clean cover systems, and in-situ treatment.

  • Verification (often called Validation): Confirming that remediation has been implemented correctly through site inspections, sampling and laboratory testing. We compile clear, regulator-ready Verification Reports to discharge planning conditions and satisfy environmental regulators.

Our 3-Stage Process

1. Options Appraisal

  • Identification of Viable Options: We consider source removal, pathway interruption, and receptor protection.

  • Detailed Evaluation: We review options for effectiveness, proportionality, sustainability, and practicality, consistent with LCRM Stage 2.

  • Selection: We determine the final remedial approach based on a robust appraisal of the outcomes.

2. Remediation Strategy

  • Design of the Remedial Solution: We produce a detailed specification based on the Options Appraisal.

  • Technical Scope: Designs may include excavation and off-site disposal, in-situ or ex-situ soil treatment/stabilisation, engineered barriers (clean cover systems, gas barriers), and land use controls.

  • Hazard Management: We apply the principles of Reduce, Control, Eliminate through engineering design.

3. Verification

  • Monitoring & Evidence: We verify that the works are implemented in accordance with the Remediation Strategy through site inspections and testing.

  • Comprehensive Reporting: We compile all lines of evidence into a final Verification Report.

  • Regulatory Sign-off: Our reporting aligns with Land Contamination Risk Management (LCRM) to satisfy the Environment Agency, NHBC, and local planning authorities.

Why is Remediation & Verification Necessary?

  • Protect Public Health & the Environment – Eliminates contamination risks to future end-users, workers, and surrounding ecosystems.

  • Achieve Regulatory Compliance – Ensures your site meets strict UK contaminated land regulator requirements, including the Environment Agency (EA) and SEPA.

  • Secure Planning & Warranty Approval – Provides a clear strategy and verification evidence to satisfy UK Local Authority Planning and support requirements from warranty providers (NHBC and Premier Guarantee).

  • Reduce Legal & Financial Exposure – Minimises the risk of costly delays, fines, and liabilities for developers, contractors, and landowners.

Transforming brownfield land is about balancing safety with viability. We design remediation strategies that are practical to implement and fully compliant with UK regulators. Our goal is to help you discharge planning conditions and unlock the value of your site as efficiently as possible.

FAQs – Remediation & Validation

  • Land remediation is the process of removing, treating or managing contamination to break pollutant linkages and make a site safe, suitable for use and compliant with environmental and planning requirements.

  • Remediation is required when a site investigation identifies unacceptable pollutant linkages - meaning contamination or ground hazards that could harm people, buildings, groundwater or the wider environment.

  • Remediation approaches typically fall into three recognised mechanisms:

    • Source removal or reduction: Excavation, segregation, in-situ or ex-situ soil treatment/stabilisation, and off-site disposal.

    • Pathway interruption: Engineered barriers, clean cover systems, and gas barriers.

    • Receptor removal or sensitivity reduction: Land use control/restrictions or alternative water supply.

  • Remediation is managed through a structured process set out in LCRM:

    1. Options Appraisal: To identify viable solutions.

    2. Remediation Strategy: To design the preferred approach.

    3. Implementation: On-site works.

    4. Final Verification: To demonstrate the work has been completed successfully.

  • An Options Appraisal (LCRM Stage 2) compares feasible remediation methods and evaluates them for effectiveness, proportionality, sustainability, and practicality. Its purpose is to identify the most suitable remediation approach for making the site safe and fit for its intended use.

    • Remediation is the process of removing, treating or managing contamination, which is designed and managed through the Remediation Strategy.

    • Verification (often called Validation) is the process of confirming that remediation measures have been implemented correctly through site inspections, sampling and laboratory testing. This is managed through the Verification Report.

    • Timescales depend on site complexity, but a Remediation Strategy typically takes 1–2 weeks to prepare once data is available. Verification is carried out throughout the works, with a final Verification Report issued upon completion of the contractor’s activities.

  • Costs vary based on site size and contamination levels. A detailed cost plan can be provided as part of the Options Appraisal to advise on the most cost-effective remediation approach.

  • Yes - we offer a fully integrated service from Phase 1 Desk Study and Phase 2 Site Investigation through to the Remediation Strategy and Verification Report. We liaise directly with regulators to help you secure the final sign-off for your development.
